Sometimes a holiday does more than just offer rest, it changes your life. For one London-based family, that moment came during their many summers spent in a charming bed & breakfast nestled between Montepulciano and Castiglione del Lago. Year after year, their affection for this serene corner of Umbria deepened, drawn in by its rolling hills, golden light, and the peaceful rhythm of the Italian countryside.

In 2015, the owner of the B&B, a long-time resident of Italy, confided that he was planning to return to England and was thinking of selling the property. The timing felt perfect. By September that year, the family had become the proud new owners of Bellaria a large, characterful home, still filled with furniture and belongings, left just as it was. The previous owner took only his toothbrush.

The house had not been renovated since the 1990s and was steeped in the traditional dark brown tones of Umbrian interiors of that time. Yet, the potential was undeniable. The family’s vision was clear: to breathe new life into Bellaria while preserving its soul.

Together with a talented local architect and a dedicated team of craftsmen and artisans, renovation work began in January 2016. The goal was ambitious: to complete the transformation in just seven months. What followed was a journey of passion, precision, and creative collaboration. Many original pieces of furniture were kept, lovingly restored, and given new colours – the heavy dark polish stripped away in favour of a lighter, fresher feel.

By July 2016, Bellaria was ready to welcome its first guests. What once was an aging farmhouse had been transformed into a vibrant, inviting villa a place where the elegance of the past and the spirit of the present live side by side in perfect harmony.

Today, Bellaria is a refined private rental villa for up to 12 guests. Its interiors and outdoor spaces embrace a colourful and contemporary country style, blending modern design with rustic charm.

Whether you’re lounging by the pool with friends or sharing long dinners under the stars with family, Bellaria offers an atmosphere that stays with you – warm, stylish, and unforgettable.

BEDROOMS

Ground floor

The super-king size double with en suite shower has private access to the garden.

The corner sofa in the TV room can be converted into two single beds, ideal for two children or young adults.

First floorThe spacious master bedroom has a super-king size bed, sofa and desk and access to the large terrace with a seating area and dining table. The en suite has a separate shower and bath. There are two further king doubles on this floor, as well as a twin room, all with en suite shower rooms.

All the rooms have high-beamed ceilings, cotto floors and deeply comfortable mattresses. All the bedrooms on the first floor have A/C splits and floor cooling throughout the property.

BATHROOMS

All the bedrooms are en suite. The showers have resin floors and walls, while the basins are backed with beautiful artisanal tiles.

KITCHEN

The kitchen at Bellaria is at the heart of the house, looking out over the garden and pool from the two large arched double doors. With soft, muted colours, top-of-the-range equipment and a sleek design with a central island and plenty of work counters and storage, this is a large, dreamy space, ideal for collaborative cooking. For coffee aficionados, there is a state of the art Bezzera espresso machine with a separate grinder. There are two dishwashers and an 2 fridges of which one is an American style one with ice cube maker.

LIVING ROOMS

The clever interior styling at Bellaria makes the most of the large spaces, retaining a cosy feel while ensuring there is enough room for all guests. The main living area has a vast, lounge-style corner sofa, comfortable armchairs and stylish floor pouffes. The modern woodburning stove keeps things cosy in the cooler months. The light-filled dining room, just a couple of steps from the kitchen, has a large oak table that comfortably seats 12, while round the corner is the library and TV room. A colourful corner sofa here can sleep two young adult guests, if needed, while the array of beautiful books and the large satellite TV add to the relaxing vibe.

OTHER ROOMS

On the ground floor there is a laundry room with a washing machine and tumble dryer. There is a games room with table tennis and a punch bag.

Bellaria is more than a house.
